04 Turnkey Delivery

Turnkey solutions across every delivery model.

Adrivia adapts its role to the procurement route and the client’s objectives. We act either as the client’s independent consultant, or as integrator and lead of the delivery team, mobilising and managing specialist design partners, contractors and suppliers under a single point of accountability. In every case, the client benefits from the same integrated expertise in feasibility, medical planning, MEP engineering, project management and operations.

DBB Design–Bid–Build

Medical planning and MEP design, tender documentation, bid evaluation and supervision on behalf of the owner. Where the client’s objectives require it, Adrivia can also deliver the works phase, leading a team of qualified contracting and specialist partners under its management.

DB Design–Build

Preparation of the employer’s requirements and review of the design-builder’s proposals, or leadership of the design-build contract itself, integrating medical planning and MEP design with construction delivered by partner contractors.

EPC Engineering, Procurement & Construction

Owner’s or lender’s engineer, engineering partner to the EPC contractor, or lead of the EPC offer, retaining responsibility for engineering, procurement and project management while specialist partners execute the works.

BOT Build–Operate–Transfer

Financial feasibility, business planning and technical due diligence for granting authorities and concessionaires, or participation in the project company as technical, delivery and facility management partner through construction, operation and transfer.

PPP Public-Private Partnership

Value-for-money studies, output specifications and independent monitoring on behalf of public authorities, or membership of the private-sector consortium as healthcare planning, delivery management and facility management partner.

05 Project Life Cycle

Engage us for a single phase or the complete life cycle.

01

Feasibility & Needs Assessment

Market, demand and site analysis, financial modelling and business planning to establish project viability, service scope and return on investment.

02

Planning

Functional and space programming, workload analysis and medical equipment planning to define a robust project brief.

03

Design

MEP engineering design and healthcare specialist systems, coordinated with the project architect from schematic design to construction documents.

04

Bidding

Tender documentation, bidder pre-qualification, and technical and commercial evaluation to support contract award.

05

Construction

Project management and site supervision as the owner’s representative, or management of the delivery team where Adrivia leads the project, ensuring compliance with design, programme, budget and quality.

06

Testing & Commissioning

Witnessing and validation of the testing and commissioning of MEP systems and medical equipment prior to handover.

07

Operations

Operating model and workflow design, staffing and pre-opening management, facility management services, and energy and electrical assessments for a seamless transition into service and sustained performance.

06 Added Value

Three principles that shape every engagement.

Principle 01

Constructability Review

MEP designs and specifications are reviewed against installation methods, sequencing and local market conditions, reducing variations, claims and programme risk.

Principle 02

Operability by Design

Operational requirements, maintenance access and life-cycle costs are embedded in our designs, lowering the total cost of ownership over the facility’s service life.

Principle 03

Integrated Delivery

Advisory, planning, engineering, project management and facility management are coordinated within one team — whether Adrivia acts as consultant or as delivery lead — ensuring continuity and accountability from feasibility to operation.
